Gold Coast invites bids for major Nerang development
The City of Gold Coast has today opened a major urban renewal project in Nerang, inviting Expressions of Interest from experienced development partners to help shape a new mixed-use community and lifestyle precinct.
Led by Invest Gold Coast, the project will transform the former Nerang Administration Precinct into a new residential and community hub.
The 7.9-hectare site, close to the heart of Nerang’s town centre, offers potential for approximately 21,000 square metres of developable area positioned between the coastal corridor and Gold Coast hinterland.
City of Gold Coast Mayor Tom Tate said the development would deliver new housing and help shape the next chapter of the city's growth.
“We are a city with real economic momentum, and Nerang is one of our most strategically located suburbs to build on that," Mayor Tate said.
“This development site is close to jobs, multiple transport networks, education, sport and community facilities.
"We are inviting experienced development partners to collaborate with the City on a precinct that connects lifestyle, work and community and serves generations of Gold Coasters for years to come.
“This site is primed for urban renewal, and Council is seeking private sector proposals to lead the master planning and delivery of a large-scale lifestyle precinct, with opportunities for medium density residential and complementary commercial uses.
“We are also asking proponents to deliver a new community services hub to replace the Bicentennial Building auditorium with office, retail and allied health services.”
Council – including local Division 5 Councillor Peter Young – endorsed the project in June this year because of its potential to deliver a transformational outcome for the Nerang community and a new benchmark for civic-led urban renewal in South East Queensland.
The precinct will be delivered through a land-for-infrastructure partnership model.
This approach grants the successful proponent development rights in exchange for delivering agreed community infrastructure and public realm outcomes.
