The City of Gold Coast, through Invest Gold Coast, is seeking Expressions of Interest from experienced development partners to deliver a landmark community and lifestyle precinct for future generations.

The City of Gold Coast and Invest Gold Coast will open an Expression of Interest for the Hinterland Nerang precinct on Monday, 24 August 2026. The EOI is the first stage of a competitive, multi-stage market process. It invites experienced national and international development partners, including capable consortiums where appropriate.

The site comprises almost eight hectares of City-owned civic land in Nerang, with approximately 21,000sqm of developable area. The intended outcome is a mixed-use community and lifestyle precinct, anchored by a new Council-operated Hinterland Gateway Community Hub. The City is seeking a partner with the capability and track record to deliver a precinct of this scale.

Going to market now allows the City to test partner capability and market interest before any decisions are made on design, mix or delivery. It also allows new community infrastructure to be planned alongside precinct outcomes, rather than in isolation. The EOI is a structured first step, not a commitment to any proposal.

Nerang sits between the coastal corridor and the hinterland, with direct connections to the M1, Nerang Rail Station and the Nerang town centre. That positioning makes it one of the city's most accessible and strategically located centres. The precinct is intended to strengthen Nerang's role as a civic and community focal point.

The City is seeking an experienced development partner through a land-for-infrastructure arrangement. Under this model, any eventual land transaction will form part of the final agreement and will be linked to agreed community infrastructure and precinct outcomes. All arrangements remain subject to the formal process and approvals.

The new Hinterland Gateway Community Hub is intended to replace the existing Bicentennial Centre. Continuity of important community functions is a central objective of the project. Detailed transition arrangements to maintain community services will be developed in parallel with the market tender process.

The Hub is expected to be approximately 2,500-4,000sqm and will be operated by Council. Its detailed scope will be developed through the market process, with the new facility providing the same community infrastructure and services as now, but in a modern purpose-built facility.

No. There is no confirmed design, development mix, dwelling number, density, project value or construction timetable at this stage. These matters will be informed by the market process and any future proposal will be subject to relevant planning, statutory and approval processes.

The EOI will be used to shortlist capable partners ahead of a Request for Detailed Proposals stage. Detailed proposals will then be assessed through that subsequent stage of the process. No preferred partner has been identified.

The land-for-infrastructure arrangement is designed to link the transaction to agreed community infrastructure and precinct outcomes. The EOI documentation outlines functional requirements for the Hinterland Gateway Community Hub that must be met and there is an expectation of a strong commitment from the development partner to deliver public realm and open space. Any future development will also be subject to relevant planning and approval processes.
